Channel 5’s How To Add 20K To Your Home launches tonight and ahead of the programme airing, first-ever Big Brother winner Craig Phillips has revealed ways to boost the worth of your house.

The new show follows Britain’s best-loved TV property and interior experts as they share the secrets of increasing the price of a property in the most budget-friendly way possible.

Speaking exclusively to Metro.co.uk, property developer Craig lifted the lid on five nifty tips on what homeowners can do to add value to their homes – and you don’t necessarily need to have a big budget to attract the pound signs.

Kicking things off, Craig began: ‘Let’s say the owner only has a budget of £5-10K and the aim is to try and put £20K onto the house, one way of doing that is building a modern office in the garden or attached to the house.

‘A lot of people are having to work from home and the outside office or outside room is certainly a winner. It’s a quiet space away from the kids.’

Craig also suggested converting a garage into an inhabitable room can also generate the same money.

‘It can be a small investment of £4-6K if nothing structural needs doing and all of a sudden you’ve got an extra great sized room to your house,’ he said.

If your property doesn’t come with a garage, perhaps you could look at converting the attic into an office space or an en suite bedroom.

‘Most houses have a pitched roof and generally, they’re wasted space where people store their Christmas treets,’ Craig pointed out.

‘People will need to check with local authorities to see if they need any form of planning consent, you might need planning permission or building regulations.

According to Craig, attic conversions can range from £5K all the way up to £20K, but he insists they ‘can put 15% value on your house.’

‘If it was a bedroom, we would advise people to put an en suite in there, even if it’s just a toilet and a sink,’ he added.

For homeowners on a smaller budget, Craig suggested that cladding could be added to the exterior of the property to not only boost energy efficiency, but also to give the house a different look.

‘This is a way of increasing the insulation so the U value is higher on the house,’ he explained. ‘In the show, we looked at a silicone render on the outside with some insulation panels.’

Last but not least, Craig advised that people on a budget of just a few hundred quid, could look at spray painting their PVC doors and windows if they’re looking a little old.

‘If your windows are 20+ years old and looking scabby, this is the perfect answer for it. It’s really simple to do,’ he said.

‘You can buy these paint sprayers for £140, get the correct paint in it and spray them up.
